A proposed Walmart Neighborhood Market near Highway 41 and White Road would be the third in the city of Warner Robins.

Three houses received notification letters informing them of the proposed lot.

The land is currently vacant.

According to the zoning application, nearly 15 acres on the southwest corner of the Highway 41/White Road intersection would be rezoned from single family residential to general commercial.

David Kirk filed the application April 26, 2016 on behalf of Walmart Real Estate Business Trust.

Barry Wilkins a resident of the community for over 8 years said he isn't fond of this new exchange.

"I think it's a very bad plan," said Wilkins. "We bought these houses in the assumption that this was going to be a nice quiet neighborhood and then you're going to put a Walmart right next to us? "

He added that this new addition would increase traffic, and that it will no longer be the quiet neighborhood he knew.

Wal-Mart Real Estate and Business Trust plans to rezone the property from a R1 Single family residential to a C2 General Commercial.

"This is a neighborhood full of kids on bicycles and we've never had through traffic," said Simmons.

The map of this vacant lot shows a conceptual plan to hold a fuel station, three proposed ponds, Walmart Neighborhood market and a wooden fence bordering the back of the store.However, with this new development next door, homeowners fear the value of their homes will start to decline.

"I'm pretty sure that the property value will drop tremendously," said Simmons.

Along with value, neighbors fear that building the store may spark an increase in crime. Residents say with a local school around developers should choose a commercial property farther away.

Residents plan to start a petition against this Walmart.

A planning and zoning public hearing will be held at City Hall, 700 Watson Blvd in Warner Robins at 5:30pm.

Redevelopment Request

Kirk is a partner with Troutman Sanders, an international law firm with offices in Atlanta.

Neighbors immediately adjacent to the property received letters from the city of Warner Robins notifying them of a public hearing scheduled June 14.

There are already two Walmart Neighborhood Markets in Warner Robins: 515 N. Houston Road and 3009 Russell Parkway.

There are also two traditional Walmart stores in Warner Robins: 2720 Watson Boulevard and 502 Booth Road.
