Affordable apartments are coming to Dublin | Here's when and where

IDP Properties has about 35 properties mostly across Georgia, Florida, and Louisiana.

DUBLIN, Ga. — A development company called IDP Properties is working to bring Dublin a new, 64-unit affordable housing apartment complex. 

It will be called Greenwood Landings Apartments. IDP Properties has about 35 properties mostly across Georgia, Florida, and Louisiana. If you've seen Hotel Forty Five in Macon, they developed that. 

"One of the things that we do on all of our properties is we prioritize sustainability and this development will be a earth-craft, multi-family so it does meet the sustainability guidelines there. So I think that's something really important that people really like to see. We're really excited about Dublin," Vice President of Development at IDP Properties Carter Broun said. 

Broun said they've enjoyed working in Central Georgia before, and enjoy seeing towns like Dublin grow. 

"Every time we're in Dublin, there's a new announcement of some new jobs,  some new business and industry that's coming to the area," he said.

With more jobs coming to town, they think it's a good time to create more housing options for folks who are low income. Broun said federal and state low-income housing tax credits helped fund the apartments.

"The apartments are restricted to individuals and families earning 50 and 60% of the median income," Broun said. 

The apartments will have a mix of one, two, and three-bedroom units. 16 units will be one-bedrooms, 30 units will be two-bedrooms, and 18 units will be three-bedrooms. 

Broun said the new development will add about $20.2 million of an investment to the community. He said they decided to build at 509 Pilot Place because it's right behind the Walmart on US-80, and close to other retailers in the area. 

The new apartments will be what IDP Properties call "community focused housing". 

"It'll have a community room, an outdoor gathering area, a gazebo, it'll have a barbecue kind of picnic area facilities, and an on-site laundry facility," Broun said. 

Jacob Sconziano is a real estate agent at K. Grace & Company and has been in the role for four years. He's currently serving as president at the Dublin Board of Realtors. Sconziano believes Dublin could use more affordable renting and owning options. 

"When all the COVID stuff happened prices skyrocketed and now interest rates are up so there's still quite a need for affordable housing," he said. 

He said a lack of affordable housing, pushes people out of town. 

"A lot of people when there's not affordable housing here - you know with rising property taxes and stuff - a lot of people are moving out to the county, or surrounding counties just to find something a little bit more affordable," Sconziano said. 

IDP Properties began building the Greenwood Landings Apartments on Dec. 2. They hope to have the project finished by May 1, 2026, and plan to start taking applications late next year. They haven't set their apartment prices yet.
